What is Stamp Duty Land Tax (SDLT)?

SDLT is a tax you pay when purchasing property or land in England and Northern Ireland above a certain price. The tax is calculated in bands, similar to income tax, where different portions of the property price are taxed at different rates. Scotland has its own equivalent called Land and Buildings Transaction Tax (LBTT), and Wales has Land Transaction Tax (LTT).

Do first-time buyers get SDLT relief?

Yes. First-time buyers pay no SDLT on the first £300,000 of properties costing up to £500,000. For the portion between £300,000 and £500,000, a 5% rate applies. If the property costs more than £500,000, first-time buyer relief is not available and standard rates apply.

What is the additional property surcharge?

If you already own a property and are buying an additional one (such as a buy-to-let or second home), you pay an extra 3% surcharge on top of the standard SDLT rates for each band. This applies to properties costing £40,000 or more.

Do non-UK residents pay extra stamp duty?

Yes. Non-UK residents purchasing residential property in England and Northern Ireland pay an additional 2% surcharge on top of all standard SDLT rates. This surcharge also applies in addition to the 3% additional property surcharge if applicable.

No. SDLT applies only to property purchases in England and Northern Ireland. Scotland uses the Land and Buildings Transaction Tax (LBTT) with different bands and rates, while Wales has the Land Transaction Tax (LTT).
